Typical national figures — your lender’s Loan Estimate has the real numbers. State and local transfer or mortgage taxes vary widely (from none to 2%+ of the price, and who pays is set by local custom) and are not included. Prepaids fund your escrow account: about 3 months of property tax, a year of insurance, and ~15 days of interest.
Amortization is paying off debt over time in equal installments. As the term of your mortgage loan progresses, a larger share of your payment goes toward paying down the principal until the loan is paid in full at the end of your term.
